Building a home is both exciting and overwhelming at the same time. There are so many choices to make, your lot, your model, interior finishes and upgrades—it can make your head spin. To actually close on the home, there are many additional steps to take (setting up financing, dealing with title companies, inspections, etc…). For most people this is one of the largest transactions they will make in their lives. It is important to have someone with experience guiding you along the way.
We are not talking about that ever so helpful builder sales rep. Builders often have their own agents on site to answer questions, assist people who walk in, and ultimately help with a purchase. They provide a valuable service. They can explain differences between models, floor plans, financing options, upgrades, and specials. But remember – builder reps represent the builder. They are contractually obligated to look out for the builder’s interest, not yours.
As a buyer’s agent, it is my responsibility to look out for your interests. I work on your behalf to negotiate better terms, from upgrades to financing. I present alternative options that you might not hear about on your own. I assist you in working with the title companies, attending multiple inspections, and much more…
Best of all, it is basically free for you to use my services. You may not know that the commission for buyer representation is part of the purchase price. Even if you do not use your own Realtor, the builder does not discount the purchase price.
There are rules to follow in order to have the builder pay the fee for my services. When you first visit a development, just be very clear. Tell them you are working with me and provide them my name and card (If you have one).
